Don't know Indiana but once the property is deeded to you, you may still have to evict the tenant unless it is clear it is abandoned property.I am not a lawyer, I just play one in my RE hobby.

We've heard all of the stories about contractors abandoning projects, taking the money and running, or spending way over budget; but we simply didn't have to worry about any of those issues.
