This is the same struggle that every new investor has- DTI will keep you from getting more loans quickly than any other factor.

So if anyone can help & have those contracts & possibly a Mach one I can use as a guide, I’m so afraid of filling it out wrong!

Or do we get through that quick and into more advanced exercises for the majority of the course like practicing deal analysis, running numbers, finding/managing/contracting with contractors, corporate structure, etc?  

I currently am flipping a house locally, but I’m quickly realizing I need OPM to scale my business. 

Give him a hard deadline to be out, but let him leave early without penalty if he finds another rental quickly.

Hey Louis, if you are a newer investor, I suggest working with a realtor, as they can help guide you through the process for your first deal.

The only reason I'm thinking about doing this is because I would get a ton of loan pay down very quickly because of his low interest rate and 0% secondary note to pay his Equity off. 

Some people (hosts) seem to manage everything remotely just fine but after doing this locally for several years I don't see how that's possible as crazy things tend to come up during guests visits that have to be dealt with quickly or they can have a serious impact on the critically needed 5-Star guest review.
