This person rushed him thru the apartment to get leased signed.Since moving in there are many issues: kitchen floor has water damage and floor is warped, the apartment is disgustingly dirty, cracks in the walls, water damage in bathrooms, mold in bathtub, ants all over the apartment, vents haven't been cleaned, air conditioner only dropped 2 degrees in 24 hours, no smoke detectors or sprinklers.

Have an Air Conditioning or Heating guy come in and look to see if it's the AC/Heat.

The wholesaler has nothing in this deal but air so if the deal doesn't seem right to you, don't do it. 

It is hot outside and the air conditioner can't keep up.

That rate says they will do the bare minimum and have tenants do stuff like grass cutting and air filter changes. 

My property has four bedrooms plus 2 air mattresses so we can sleep 12.

I listed on Air BnB and have it fully booked through August. 

Possibly even and air bnb(look into local laws). 

Getting people to your commercial hunting tract (air travel, generally) and having success during their stay are critical.
