If I were to sell it tomorrow, after closing expenses and capital gains, I would net around $275k, which, divided by the 14 years I've owned it, would give me around 27% cash on cash (assuming cash flows are a wash after expenses and repairs), based on a $70k initial investment.Now, had I known about syndications back then, the scenario would look like this - 2007 - $70k into a MF syndication.

That linked thread did have the index card box idea which I may put in our STR cleaning closets by posting it on the inside door for things that are less often than each guest visit-- like changing air filters, painting back porch, pressure washing vinyl and driveways- irregular things.  

on multi id rather the tenants go to the laundry mat  but of coarse most just wash their clothes in the bathtub 

I’m especially thinking of hand soap, body wash, coffee, and then towels and sheets as needed.Have you considered how you plan to manage pricing and messaging?

At one of my complexes we had tenants that started washing their clothes in their unit because the cost of the washer went up 50 cents.

As far as the housing market, they never take into account how the increased taxes will cause this to be a wash.
