I just signed up for Wayfair Business and will definitely be checking them out.

And the only 5+ that are not getting picked up are ones that a bank will not sign off on.So you are going to have a property that needs a lot of work and an owner who is desperate. 10k in the bank is not going to go very far at all- trust me on that one.

It might be in NY.Agency disclosure is the mandatory paperwork which goes with the offer and both, buyer and seller, must sign it even if two different agents form different brokerages involved.LBPD and the pamphlet are mandatory for houses built before 1978 and there is a lot of financial responsibility for skipping it.

I stumbled upon BP, signed up, and have been studying the wealth of information contained here since then.  

For example, I signed up for a new program and it took them 2 months to get anything to me (after I contacted them twice to remind them).

In our family company we don't take out loans and we do very very select rehabs only once in a while.  

We ended up doing the whole contract, signing the deal with the seller @ $180k 4bed/2bath.
