In the end, we’ll all benefit from personal experiences and how LA county interprets SB9 regulations so we can all better prepare and plan for our projects in the foreseeable future.

To date, our combined projects have yielded 320 preliminary plat approved lots across 101 total acres in three different counties and have generated a nice healthy return. 

Plus if you look at the population projections for the state of TN, Williamson county is the #1 county to have the highest growth rate from 2005 to 2025.  

Is it wise to project future rents?

Taking into account the time to remodel is something I really need to consider and you're right - I don't know many projects that come in under budget.

I see this as a win win, the lender gets interst, and I get to move on to my next  real Estate project.... any one know any willing to consider this?

I have a unique system in place to attract motivated seller in order to do some fix and flip projects.

With all due respect to the development big firms out there, my project is very small and I believe I'd be best served by a small firm or even one-man shop, and frankly a bigger firm will likely not have time for a small deal.I simply need a low-cost conceptual plan that I can use for marketing to builders.

Hopefully after I've assigned a contract I'll have built enough of a relationship with the buyer that maybe they'll let me watch or observe what and how they do with the house after they buy it from me, maybe even act as a semi - quasi project manager so I could learn some skills to apply toward my own investing.
