I can't tell you how many times the automated title report was clear,  but then all of a sudden at the last minute when it's time to issue title insurance, the title company found a litany of crap that the homeowner was behind on (garbage service being a common one, but not the only one).

Then it moved to the bunk beds, where it was on everything as well.The bathroom on that floor had **** smeared on the walls.The basement had puke in a food container that was pushed under the couch to hide it's shame.The interior porch had hookah and cigarettes on the floor, with burn marks on the tables, flooring, and chairs.The exterior porch had garbage strewn everywhere, from leftover food, to more smoking stuff, to shards of glass.Cleaners: "I'm not going in that garage, i think someone died in there" "What makes you say that?"

Other investors - (FB Marketplace/Property Managers/Bandit signs) - Searching places that are for rent on FB marketplace and calling the owner, talking with my current PM and seeing if any landlords are looking to sell their properties, calling the number on bandit signs and seeing if they have anything for sale MLS - decent deals seem to be rare or I need my realtor to start essentially low balling very frequently until something sticksWholesalers - My networking is the lacking part - I'm on a few FB groups but 99.9% of the stuff is complete garbage.

Yes I was over budget by 10k.When you start taking off the siding and see the dumpy windows and know they are garbage just replace them.

Not because all under 25 cannot be trusted, but they do not have the experience with:a - managing a house (garbage, heating, recycles, not jumping on furniture, turning off stoves, fireplaces, being safe in ocean, lakes or around the pool)b - managing their friends (think of the peer pressure - they have a house all to themselves, likely for the first time - they WILL invite people they meet over)c - cleanliness (who picked up after themselves at that age?)
