Quitclaim in order to keep sale history at market value

Can an investor somehow pay the owner of a depressed property a fee to have them quitclaim the property over to them in an effort to keep the sales history at market value and to not negatively impact the value of comps?

@Jason Washington Jason, I’m afraid you’re getting ahead of yourself. Educate yourself on real estate basics, I.e. foundations, concepts, legal, etc. before wondering about strategies. Once you really understand the basics much more will become clear
