And if supplied the rent is higher to cover costs, repairs and utilities (if applicable).In SFH we generally do not supply refrigerators either, so that the tenants supply their own washer dryer and frig.

It could be a lack of proper air flow around the coils, the condensate not draining away properly or draining too slow, the refrigerant could be too low or leaking, the air filter could be clogged, a damaged or broken fan, etc.

I went and did an inspection of the unit and found some problems.1) Handle to the refrigerator is ripped off. 2) They used large nails to hang paintings so now I have walls with many holes.

If your duplex has some used appliances (range, refrigerator, dishwasher, washer, dryer) you could break out the thrift shop value out from the cost of your dwelling structure, and depreciate those over five years or until they are replaced, but, the thrift shop value of used appliances is usually not worth the time and expense of a cost segregation study.
