Question Regarding Phoenix Rental

We have a property that rents for 2k a month here in Queen Creek (Phoenix) that we expect to turn over in the next few months. We have a washer and dryer in the property but no refrigerator.  I would like to get rid of the current appliances, it is my opinion that renters in this price range already have their own appliances and it it just one more thing for us to maintain.  My wife things we should get ride of the washer dryer but put in a refrigerator.

My question is this-  For those of you with higher priced rentals, what if any appliances do you include? Would you recommend we buy a new refrigerator, wait and see, or have the tenants bring their own?

Hi @Bob E.! Sounds like you have a great investment in your hands. With my investments in NY, I usually provide a fridge and washer dryer. More specifically, I usually inherit a fridge and only purchased the washer/dryer ($300 from Sears) if there isn't one or if its old.

Considering your situation, why don't you try marketing first and see if the area usually asks for all utilities. I don't think many renters bring their own fridges around though...
