In both you have a minority of bad actors that are out to scam people.

Title 3 of the JOBS Act or "Regulation Crowdfunding" (Reg CF) went into effect 4 years ago on May 16th, 2016, yet is still not being adopted for use in real estate investing.

There's a lot that could be going on; most likely the agent is just lazy, or trying to weed out window shoppers, or could be trying to pressure you into the deal, but there's also a chance it's malicious, and they could be hoping you miss something.

That is selfish, irresponsible and even malicious.
