As for communication with the girlfriend, I would suggest that you do not maybe as it could be seen as harassment if the tenant has even taken a screenshot of him telling you not to do so- you were asked/told, and beyond that it could get messy, even with her name on the lease.So yes, my best advice also would be to indeed seek professional legal advice and avoid all further communication until you do so!
