Since I graduated from college with a business degree that was emphasized in real estate (in 1980).  

I'm not good at telephone pre-screening...I admit it...So, from what I've read, it's important to emphasize your requirements, whatever they may be....for example, income 3xrent, no evictions, no felonies, no pets, 2 most recent pay stubs...again, these are just examples.I'm going to have a vacancy and I think it's time to admit my short comings, even though I've been doing this for years...since '94.I feel it's easily the weakest part of my landlord skills.Any advice is greatly appreciated.Thank you,Arnie

This emphasizes the 1/1 problem for you.

I do noe have a bunch of experience but I have gained progress in real estate because that was what my business degree was emphasized in real estate eventhough I never did that full time.  

I've been reading Seth Williams' blog posts and he really seems to emphasize the importance of using your county delinquent tax lists.

I'd emphasize what's in it for them and just ask.  

To further emphasize my point, here is an illustration ... say there is a 1550 SF house in Los Angeles, composite shingle roof, stucco exterior, etc.

And yes, Austin rocks literally, figuratively and financially ... so long as you guys are able to keep it weird :)You made some very good points that I think bear emphasizing.

In particular you should heed what @Ann Bellamy has said.I will add a point that has not been mentioned or at least not emphasized enough.

Again, I want to emphasize this house is very dirty.
