If you don't report it, you may get a letter in the mail from the IRS showing that there was a discrepancy on your tax return and that the money is taxable; I am not a tax expert, only answering this question because I just helped a friend out with a situation where she did not report the sale of her home and had received a nastygram from the IRS.

I think the discrepancy is that when he flips, he does total rehabs and is accustomed to numbers falling at the peak value for the market, whereas I'm renovating them to get them into attractive, livable condition but they do fall short of a true flip so the value reflects the difference in finish.

I have heard that about 1/3 of the offers/deals fall through - maybe that is typical across the country - and I'm wondering if that is due to any one factor over another, including discrepancies between offers and appraisals.I am currently waiting on an appraisal with the clear feeling that I am going to be looking at a low appraisal.

You may want to confirm the terms of the lease with an estoppel agreement completed by the tenant if you have any reason to believe there may be a discrepancy with the terms of the dentist's lease.Since this is not an armslength deal and you want to accept the deal they are presenting you can always refinance the real estate and with some programs now offering high loan-to-values on refinances you could re-do the loan shortly after purchasing the space.
