Active investors need to know how to cultivate private funding for deals.

They should be your seed that you cultivate into something bigger rather than sucking the money (Income or equity) out of them now.You're still young so you should be in the growth phase.

I am new to real estate investing and looking for properties currently, but i am also seeking to cultivate relationships along this journey.I am in Indiana and primarily the central part is where I am looking for properties...any advice or partnership would be greatly appreciated

But, during this time of learning and sucking everything in like a sponge, I was also planting seeds and cultivating relationships.

I have been cultivating and maintaining key industry relationships in this market and nationally (at ICSC events and from my watching my father (UCR Realty now CBRE in Texas) for 20 years...which has brought me to having knowledge on a number of "prime" properties not currently listed and with owners ready to sell...sf, multi and, warehouse, commercial.

Being new to the area I'm looking to try to start cultivating relationships and making contacts through the magic of the internet.

Ideally, I'd envision using this platform to cultivate working relationships, and if all goes well find folks in my area to help along the way.

Those will familiarize you with the inventory but probably not helpful at cultivating business with. 

So, I'd recommend cultivating some deal sources alongside your GC and lender.
