Arkansas Relationship Expert - ready to dive in!

Hey there! I wanted to say hi and start connecting with the BP FOLKS! I am ready to dive in (not sure of what role) and begin investing in the Arkansas market. I have been a licensed realtor since 2006 (not active the the entire time). Mostly, I have focused on commercial until these last few years. I spent some time in Georgia (also licensed) where I did a few residential deals which lead me to discovering Bigger Pockets and my healthy obsessive reading and passionate studying of real estate investing. I have been cultivating and maintaining key industry relationships in this market and nationally (at ICSC events and from my watching my father (UCR Realty now CBRE in Texas) for 20 years...which has brought me to having knowledge on a number of "prime" properties not currently listed and with owners ready to sell...sf, multi and, warehouse, commercial. I would like to joint venture with a like minded investor (two minds are better than one) Without sounding insecure, I have been hesitant of whom to approach in Little Rock. If I am not listing the property for the owner or representing the buyer as an exclusive agent but am able to connect a seller with a buyer/investor to form a deal, how am I protected and what is my role?
