With the limited info, I would say #1 is your smartest option but there are a lot of variables missing.

They also have a support ticket system and customer support contact number that sends you directly to a human being.

Get your CRM up and running and keep in contact with everyone with content about the market, keeping in touch with past clients - just asking them how their house is, let them know that you were thinking of them when you drove past the house,  ask them if they made any improvements, etc.

I contacted Buildium and they confirmed they do not offer credit card tracking, but offered a workaround which was to set up a credit card as a bank account, and when there is a balance it's just always negative in the bank account, and this would allow you to track individual purchases like it was a checking account.

Although William Silva ghosted me for over one month, as soon as BofA contacted his bank, he blew up my phone with nasty phone calls and texts.

My understanding of Avalara is I still need to input the info so it would take 10-15 minutes to do.
