These are likely people who have already researched the area and if they haven't, they don't care are probably not as picky as those who insist on seeing the place first.I suggest have good photography of every unit (or photos of every style of floorplan if you are renting multifamily) because the people who rent sight unseen rely only on pictures because they only need pictures to make this decision.

At most you can expect about 15 bucks an hour for unlicensed assistant duties.You're never going to get a real piece of the commission without a license or do something more professional like photography or staging the property.Colorado may have different laws so I can't speak for them.
