@Traver FreemanI second Curt do not buy low end of the spectrum in major Mid west markets those are generally the province of those that live there and work it.. the tenant pool in those homes is VERY tough to manage over time.

Rewey YUP and I realized loans on single purpose commercial buildings are the province of commercial bankers.. not private investors.. when they go south ... and they do .. your really in a tough spot and equity is simply gone.. unless somehow you find another bagel dog manufacture..

Not that minimum wage is something we should aim for, but it is easy to track. 1975 minimum wage where I am (Canada) was $2.15-2.75/hr (each province has their own), today $13-16.75.hr.I agree that some cities have become unaffordable to many, but you still have people wanting to live there (their choice) and often renting as a result.
