I am not a fan of coin opp servicing companies that let machines stay broke for a long period of time and then take a majority of the income for their poor service.Turning the property around will take at least 6 months since there is a lot to do.

The disadvantage of Wholesaling would be ...it's not long term (plus its a job) unless someone uses it as cash accumulation machine on the front end and use that cash to invest for long term Buy&Hold.Thoughts ?

True this is not a huge CF generating machine - but its not bad for relative to my alternatives (renting / buying SFR) - the biggest risk (which will sink or make me fly) is the condition of the building and the expected maintenance/repairs - hopefully I'll be able to get a knowledgeable inspector with me to assess things thoroughly.

Most of them, it's either a cash out refinance from some other property, gift from family (which could be that cash out refinance on Mom's San Jose home purchased 20 years ago at the 1998 price), lucky IPO (if you want $10m, it's actually really easy to do: build a time machine and go become one of the first 50 employees of Facebook), etc.
