Just a few days ago I watched a BP Podcast where Josh and Brandon interviewed a woman who invests out of state (in fact I think she was a Canadian who invests in the U.S.; I can't remember for sure) and doesn't use a property manager. 

This region is special in how it is spread out and how there are plenty of cute communities that are growing quickly to each have their own unique vibe.  

Both Dolores and Palisade are cute little high desert mountain towns which have a lot of summer spring and fall activity to offer, laid back is a big part of that.  

She was "the bank" for a woman who passed away a while back and my mom needs to foreclose to get her property back.  

You have responsibilities, carry them out with a professional approach.If, with new tenants upstairs the old woman again causes problems, which she likely will, at that point in time you do not renew her lease and find a replacement for her.

Don't get caught up in a deal and make a bad decision just because the property is cute.

We are looking to make connections in the area--particularly in need of a good handyman or woman, building contractors, lawn care, plumber, electrician, etc.

Also, I want to mention that I am not afraid at all of buying vacant land, building a (very) cute SFH and reselling.

It's really not about the mother, although we ARE concerned about a woman in her 90s navigating the stairs to the top floor every day to use bathroom and sleeping facilities.

I found a home that an elderly woman had lived.
