But if you want to name 4 or more potential replacements then the aggregate value of the list can be no more than 200% of the value of what you sold - unless you close on 95% of the value of the list (usually that means the entire list).The QI should be monitoring this with you as you go. 

I'm also interested in a more local meetup and if there's not an official/reoccurring meetup in northern Utah that doesn't require a membership, would people be interested in having one? 

Think they also added in some auto enroll for credit monitoring to get even more money.

I have been monitoring the MF's and SFR's in the area.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

You'll likely have to deal with drama amongst tenants, monitoring the utility bills, lots of turnover, and the occasional police phone call.
