TIA I look at these things the most when looking for BRRRR cities - Rent-to-Price Ratio: Look for cities where the average rent is high compared to the average mortgage cost- Population and Job Growth: Focus on cities experiencing steady population and job growth, higher than national average- Availability of Distressed Properties: Look for cities with a supply of pre-foreclosures, short sales, and abandoned propertiesNormally bigger cities in those states should do well, houses are still somewhat affordable (comparatively) and if you do a big rehab it'll pay offThank you, @Mary Ainsworth for very valuable tips!

Now if there is a specific brand you want at your property, especially if they are a larger or national credit type tenant, they have real estate brokers and criteria readily available on their website or through Costar that you can reach out to and market your vacancies to.

Much easier to delude one self into purchasing a "mentorship" program for $30,000 or more ("put it on your credit card; you'll make it back on your first deal so it really won't cost you anything") and believing that after a "3 day boot camp" you'll be able to compete successfully with people who have the education, knowledge, experience and track record and have been doing it for years.

Huge tourist presence, but the population on the books is around 6,000 and its a no go at the zip code to most...Typically, your best best in rural areas is going to local banks or credit unions.
