Quit Claim Deed issued.

I purchased land in Mountainburg, Arkansas at Crawford County. The land was owned by The State because tax delinquent. Cheap Lands firm came in possession of the land. I purchased the property from Cheap Lands and was issued a Quit Claim Deed. As I am on my new property, appears a Female and approaches and says that the property is still her's. Please give good advice.

Ned, it’s absolutely amazing how bad the advise given by gurus hawking tax lien sales and tax deed sales is. I think the bad advice falls into the following categories

1. Grossly understating the amount of KNOWLEDGE and experience necessary to protect your capital from loss

2. Simplifying the processes, laws and regulations into a few basic scenarios when in reality each state has a wildly different set of rules, laws and procedures and each county and often municipality has their unique set of procedures within the state

3. Implying that an individual can become expert and easily operate in multiple states

4. Overstating the profitability of this endeavor by grossly understating the competitive nature of the bidding, the sophistication of some of the players as to research capabilities, etc.

5. Underestimating the time commitment necessary for success

Funny how the more complicated, higher risk, and more knowledge required to succeed in a Particular aspect of real estate the easier and simpler the gurus make it sound.
