I ended up around $10k profit for this house, set the market price for the neighborhood and fixed up an abandoned property and sold it to a wonderful family for their first house.

The property is in really bad condition, pretty much abandoned so I was wondering how does this affect my estimated repair cost.

Ask the neighbors if they have seen them or look in the window and there is no stuff they have abandoned.

The info should be there, and chances are high that if it's been abandoned that long that they actually own it by now.Careful with the simplified math you did on the profit there; my own math would be a bit more involved.

I'm hoping that rat infestation was on a home that had long been abandoned, but I'm afraid you are going to say that there were folks living there recently.

There is driving for dollars where you just drive around looking for vacant and/or abandoned looking properties, then contact the property owner (find their info through the local county website) to see if they want to sell.
