Out-of-State Investing -- Indianapolis County - Houses

Hi I'm thinking of buying some SFR houses in Indianapolis suburbs --- specifically in Anderson, Indiana because I have a contact there.

Does anyone here have any advice for investing in Indianapolis county, specifically Anderson?   Are there other areas near Indianapolis that any of you invest in?

I'm thinking of buying 2-3 BR SFR in fairly good condition for between $30-35k that has monthly rents between $600-800K.

Would appreciate any advice, especially from local investors...

@Will F. - I wouldn't consider Anderson a suburb of Indianapolis.  There are good deals to be found in Anderson but the same returns can be found in Indianapolis.  The rental market is stronger in Indianapolis than Anderson.  Having said that I wouldn't shy away from Anderson if the right deal came along.  I'm from Madison county originally and I would consider a buy and hold there.
