We do take downs and ground fighting from stand up and I am 5 foot 9 and 206 pounds and I am going against guys 6 foot 4 and 290 and let me tell you I am strong but even with proper technique they are a load to get off of me before I can do the stand up.

My perception is that wholesalers turn to these techniques only if they can't sell to their regular buyers, usually because it's not that good of a deal.

And you own it.All these techniques can be used to buy or control.Or give an option to purchase and shop it to Realtors-buyers, but negotiate 88% of comps, then when it sells, 6% for you and 6% for the agent (that's if you have a strong sellers market).Or get your license and 6% for you.

Im trying to learn this as welll......I'm not sure if you have listened to the cash flow ninja podcast, but that has several episodes where this is discussed.....there is also a book by Nelson Nash that covers this technique of using life insurance as a bank ......i'm still on the learning curve  trying to fully understand this as well....
