Any way.at that time we were buying wholesale deals in Detroit at 60 to 80k per house.. putting the rehab into them of 15 to 25k and they then appraised at 120 to 160k each.. investors pulled all their cash out plus usually a little cash back and were happy with 100 a month cash flow with money in their pocket after close.well it started melting down there actually about 05 06.. and at the end of the day those BRRR s that hundreds hundreds of investors bought went all the way down to 10 to 20k.. it was a blood bath..

If you put a limit yearly on the number of commissions paid then it aligns your interest with the PM.If they know after 1 turn in a year they will not get more commission but just ongoing rents they will pay attention very closely on enforcing the tenant screening procedures and wanting to figure out how to get them to pay in full versus evicting.It's all about structuring things where it's not in the PM's best interest to do the easiest thing in the moment that might hurt your cash flow.

I've had concerns from neighbors about my rentals and I always try to assure them that I carefully screen all of my tenants because I'm just as concerned about the quality of person that's living there as they are.

If they were in financial trouble, they may have done no screening of the tenants and just filled the unit with anyone.
