@John E., I would be more concerned with receiving advice from an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering rather than if they have a PhD.

In that event the activity of the property will still be reported on your Schedule E so nothing will change from a tax reporting perspective and in the eyes of the IRS the taxpayer hasn't changed either - just the name on deed.
