I've been looking around the web for private investors and international private lenders but not getting anywhere, probably because i have no money down myself and as well as the purchase price there's the commission,legal fees,transfer tax,agency fees, stamp duty and working capital needed (possibly another 900,000 making the total funding required 4.600,000).

What I have done is established my LLC, created a buyer webpage, created social marketing pages, bought ads, bought a new webcam for video blogs and added Wordpress for written blogs to drive traffic to my site, and setup all my business numbers/fax for marketing.I suppose I could just start putting out all my signs and direct mail without the buyers list I am looking for, but I guess I kind of want to have my business in line with the business plan I set up for it.

Denver has the big city feel, you'd have to take the good that Jon mentioned with some of the not so good (heat, some pollution, nasty traffic) that smaller cities don't suffer from.But I do agree, transplanted here from the Mid-West, I love this place over everything else I've seen.

check with the other tenants to see if they are being bothered first, if they have no complaints or issues then i wouldn't do anything. if some of the tenants have issues with the traffic, i would let them know informally(not in writing) to keep traffic down.
