Being an agent comes with its own set of hurdles and if you don't want to be an agent as a career it probably isn't worth the time and cost to get a license.

Some places I think you have to be an attorney....and/or the limits and regulations just don't make it worthwhile. 

If you don't want to be an agent or a property manager and/or don't plan on buying more than one property for yourself per year it probably isn't worth it.

On smaller projects, I will sit at a coffee table with the contract and draw one together.
