My wife and I became "landlords by accident" last month, and fortunately the house has decent cash flow.

I of course do one every time I set rent upon tenant turnover; fortunately we do not have much tenant turnover. 

Fortunately, as you approach 60, your health is excellent, in great shape, you have a supportive spouse (she is still with you after living in your first flip while it was in progress). 

(Fortunately, not too often.)   

I recently attended a Fortune Builders three day course.

Stating this is what I would do but fortunately I have never had to do this.  

(Tyler - you've made a bit of cash anyway ;) )Fortunately we are finally seeing upward pressure on rents as well to mitigate the compressing cap rate in town.

I was fortunately able to sever the contract with no penalty.

Everything I do, every goal I set is first: so that my children can live a wonderful life full of travel and adventure and being able to experience and see everything they desire, second: so that they can learn how to be successful and live in the real world, so that they aren't floundering in their young adulthood like I was, third: so that after they have everything they need and want, there is plenty left over for my husband and I to have our dreams fulfilled, and fourth: after all that to have the means to help others who are less fortunate than us, and to empower them to be able to rise up and make a wonderful life for themselves as well.
