We started moving homes in addition to buying and selling in 2013 (tried to vertically integrate though doing more moving now than buying/selling). 

We show listings from the MLS, from property managers via their property management software platform of choice (Yardi, Appfolio, etc) and from independent landlords through a variety of mediums (Rentlinx, etc).Our newest integration for independent landlords is with Cozy.co.

In these economic times it is more important to focas on the real estate firm more then the realtor (though both are important).Realtor: You want the person who YOU feel most comfortable with who YOU believe is honest and has integrity.

There is landlord software out there that integrates maintenance requests into their platform.

Start working on a relationship with a commercial lender.... or perhaps piggy back on an existing one but start to integrate yourself in that banking relationship sooner.

The other thing you can look into to guarantee integrity is CIPP lining. 

And I think we do a pretty good job of that already.Just my .02Unfortunately it sounds like your experience was with a team that did not prioritize using the integrated design approach to seek out maximum benefit to each strategy used (stacking functions, synergistic benefits). 

The space has changed drastically over the last 2 years and for an established property manager their systems do not integrate well with the new changes in the space.You need to understand HOAs can ban short term rentals even though AZ passed SB 1350 Jan 1 of last year (Google SB 1350).
