Talking to Motivated Sellers

I'm a real estate investor that has been in the flipping and wholesaling business for about a year. I've flipped a home and wholesaled 4 deals from December to now but I've only been able to do JV deals because I don't have marketing for the phone to ring. My question is once the marketing is in place, how do you talk to a motivated seller and explain to them that investors will be coming to look at their house ? especially when your conversation is positioned so that the seller thinks YOUR the one buying the property all cash.
