Talking to Motivated Sellers
I'm a real estate investor that has been in the flipping and wholesaling business for about a year. I've flipped a home and wholesaled 4 deals from December to now but I've only been able to do JV deals because I don't have marketing for the phone to ring. My question is once the marketing is in place, how do you talk to a motivated seller and explain to them that investors will be coming to look at their house ? especially when your conversation is positioned so that the seller thinks YOUR the one buying the property all cash.

I think we shoot ourselves in the foot right out the gate when we market in a manner that misleads sellers. When this conversation is even had it demonstrates that their was a failure in communication, integrity or both.
Don't market "we buy houses" if you do not in fact buy houses. Find a better way to represent what it is you do.
IF you make your intentions clear then you can talk about the next point. "How do I explain to them that investors will be coming to look at their house?"
This is more or less what I say (feel free to critique) "I don't like dancing around the truth and I want to be up front with you, I am not the end buyer. That's not my model, and it's not how I will solve your problem. Sometimes throughout this process people get confused because they think I am here to buy your home so I want to make sure all my cards are on the table. At (company I work for name) we work with thousands of investors in the Indianapolis area that are looking for opportunities to invest. They will invest if they can find a property that meets their criteria. Yes they will make a profit as will I. The way we help you is by getting this property off of your hands asap and relieving you of the headache or financial burden that continuing to hold this property will cause..."
A bit long but the point is being transparent will go farther than camouflage.
