I may sound biased, but a good CPA is worth the investment.

It goes to the heart of promoting trust in the profession (after 80's savings and loan crisis) through genuine independence and avoiding bias.

Turnkey can be a fantastic investment (though I may be biased ;) but you really owe it to yourself to do the legwork, starting loooooong before you cut a check.

Since it sounds like you are both busy with work and kids, I would suggest looking into passive investing, like Turnkey - yes, I'm biased toward the niche but I promise not to sell you ;)With the amount of money you anticipate having available to invest, you could easily have the downpayment on a <$100k property a year for the first couple years.

Storage is, in my admittedly biased opinion, a phenomenal investment vehicle!

Realistically many realtors will send you skewed or biased comps with low estimates on the sell side and high estimates on the buy side in order to make sales. 

I am obviously biased, but I would not personally use a public adjuster. 

Are any PM companies using a more "fair" compensation structure that would prevent bias during the tenant search phase?
