Since it sounds like you are both busy with work and kids, I would suggest looking into passive investing, like Turnkey - yes, I'm biased toward the niche but I promise not to sell you ;)With the amount of money you anticipate having available to invest, you could easily have the downpayment on a <$100k property a year for the first couple years.

Realistically many realtors will send you skewed or biased comps with low estimates on the sell side and high estimates on the buy side in order to make sales.
