Folks - When buying from turnkey provider, if the appraisal comes lower than list price, is it still worth buying the property if the other numbers make sense?

Got it. The way you should react is to do what 95% of consumers don't do -- read the appraisal.

The appraiser valuates real estate for a living, most of the time simply confirming market value. That doesn't mean they are the be-all-end-all, but we should take their opinions seriously. 

In general, I think you should hold off on worrying about things that haven't gone wrong yet. There will be plenty of things that ACTUALLY go wrong that you can worry about.
