Start saving up boxes, wide markers, tape, trash bags, cleaning supplies and hire help to start packing everything on day one after the eviction.

In the meantime - I'm left holding the bag.

Some of my units have free trash pickup if they buy town bags.

You should be listening to more of us who are telling you the pitfalls because if you think you are making a 200k spread with no experience, you are going to be left holding the bag on something, you just don't know it yet.

However, if any item is causing issues to the property like trash bags pilling up can cause rodent issues/bugs/ants.

Real estate agents don't just write up contracts, but we're friends, therapists, and punching bags LOL.

I saw this 2008 to a certain extent and watch many friends take a hit, I do not want to be the one holding the bag when/if the banks come calling. 

Relationships and networks are key when you don't have experience and a bunch of money bags.
