Your exit price on 2-4 units will always be dictated to a great degree by your cashflows, which isn't necessarily a bad thing, so long as rents have increased.

After seeing several "market crashes" of varying degrees, an experienced lender will not lend 100%..particularly on a non-owner-occupied investment.

I personally welcome the feedback as it can only help me become better at this.I think there needs to be a degree of fairness/ principle here though.

And you'd be throwing the "book" back at Congress :) Us CPAs/EAs do as well (some more than others), I personally have a Master's degree in the field with a focus in tax on top of my CPA if that tells you education levels required.
