I don't do any invoicing, I have no employees so this seems excessive.

He won't sign the invoice until its paid in full (and I live across the state). 

I had tenants sign a credit authorization form, sent an invoice each month and used my Square account which direct deposited into my account within 24 hrs

After about a week the resolution guy told me I have 24 hours to provide invoices for the services.

Invoice from 1998 states "Install molley pole in basement to support the steps.Labor and Material $175"Your thoughts please.

Here’s the bottom line:No financial risk to partner = no motivation = can pack up his tool bag and leave.No contract can secure yourself and your investment when it comes to this type of partnership - there are too many what ifs and what to do on that if.Best case: Hire him as contractor, pay his invoice, move to the next deal.
