The good thing about househacking a legal multifamily unit is that lender allows you to use the vacated units of 75% market rent as an income to offset the potential current mortgage.

I have never had that kind of contact @Tyler Sherman, but it does seem fishy to me.Usually we get the "our company is going to pay for our vacation" types of scams.Having said that, does anyone think it would be a problem to provide that walk through?

The easiest would be to have the tenant vacate, rehab and do a cash out refi

PA is a just cause state.Tenant broke lease, non payment of utilities.You served 30 day notice.Tenant didn't vacate. 

Seems like Google doesn't partner with AirBnB like they do VRBO, booking.com, and others so that means my property won't show up as a vacation rental with the "check availability" booking link on google maps or google web search. 

SB 567 clarifies that a tenant is not required to vacate the unit on any days where they could continue living there without violating health, safety, and habitability codes and laws.

I then learned I'm ineligible per their policy....Rental or for-sale properties such as vacation homes, model homes, or vacant apartments.

Our VAs expect birthdays off and local holidays which we're happy to give them plus they get vacation days as well.

If you have a remote lock like schlage encode,  you can enter the time the code will start and end , but give the guest the information of how to enter in advance, I think If I was going on vacation and did not have any info on how to get in prior to one hour  before check in that would make me a litte anxious and start my vacation with not so great vibes.
