I reviewed it on my blog if you want to check it out.They offer a ton of options, some cool features, but it seems to be overkill for my simple business.

If you only have one property, then it might be overkill but if you plan on investing in more properties in the future, you might as well use Quickbooks.

I think an LLC is overkill on a personal residence, even a duplex.

i personally think one llc per property is a bit too conservative and overkill for me, unless they're larger multifamilies or each has a ton of equity....in your case, neither.....i also wouldn't recommend, flipping houses, having a ton of rentals, and a pressure washing biz all in one llc....if anything happens, everything is on the line in court...there's a happy medium that you should be able to be comfortable with between these 2 extremes..good luck!

I have reviewed the lease, my (6) addenda (overkill maybe but at least all my bases are covered) and my tenant screening results and just got the final OK from the inspector (showed her the bill from the electrician).

I read elsewhere that this is a bad idea because if you go with overkill on the A/C unit, it will cycle off and on too much.

Make your disputes if it doesn’t work small claims court is always there and you have a nice file to show the judge.•And clean some people don’t read their rental agreement thoroughly and will miss things like the fact that you will get charged X amount of dollars for every trash bag that is used and that amount can be expensive I’ve seen them be as much as $100.00 a trash bag, or that no matter what your going to be charged a redecorating fee even if you do clean.Some people will tell you that some of these things are overkill; I think it is just smart business.
