., I just finished reading Millionaire Real Estate Investor by Gary Keller.

For the sake of the discussion, I'm thinking about big houses like Century 21, Long & Foster, and Keller/Williams, though I'd be interested to know if the process varies from the big guys to the smaller boutique operations.

The best real estate book I've ever read is "The Millionaire Real Estate Investor", by Gary Keller.

You should reach out to some of the Keller Williams Realtors in TX--they are always friendly and may let you know about off market opportunities that you can jump on. 

In other words, like Gary Keller explained in The Millionaire Real Estate Investor, you need to become a person who looks at cash earned as added capital and not as something that offers more ability for you to consume things.
