It is likely we come in under budget, but I prefer to estimate high. 4) $500 will be the monthly profit after all expenses: mortgage (PITI+PMI), HELOC interest payment (not principle pay down), maintenance, vacancy at 15%, and utilities.

My husband and me find some deals we run the number , the camps we took the construction guys and they gave us the estimate but we know that 10k has to be unknown or more but the problem is how we can get the prof of fund or a letter and we want to do it as a wholesaler, we want to put in under contract then we can marketing to our cash buyer.

They may have had a negative experience or feel that way because of something, but everyone is different and the more money you can bring in under one roof the better hence why I believe that MFR especially the smaller units are your best bet.

In my experience with guests remaking the bed, they're never making it as neatly as my housekeeper (probably not tucking sheets in under the mattress, arranging pillows the same way, etc) so while at a glance it might look the same, closer examination will probably reveal if it's been used.
