How can I find a good deal as a wholesaler

My husband and me find some deals we run the number , the camps we took the construction guys and they gave us the estimate but we know that 10k has to be unknown or more but the problem is how we can get the prof of fund or a letter and we want to do it as a wholesaler, we want to put in under contract then we can marketing to our cash buyer. Could you guys give us an advice to go through this. Thank you

Be honest with your seller. You don't have a proof of funds because you aren't the buyer. If you are honest with them, there is no worries about proof of funds...
