On my end, I've never asked for one even when there was quite a bit, as I buy investment properties and expect I may have to replace roofs, drywall and other things that might be moldy or contributing to it.

There are also numerous other factors that contribute to the equation as well, such as the market you're interested in or even unexpected malfunctions that you will need to be prepared for financially. 5k is a great start though.

From personal experience, private lenders usually will not partner with someone who is new.if they do, usually they will handle the renovation and split the deal, based on what your contribution is.
