@Ray Dixon, most of my clients and experienced investors have at least $5k set aside for each property as a reserve fund. Despite what anyone else may say, unfortunately, $5k is simply not enough to acquire an investment property. At the end of the day, having adequate capital to purchase deals is a crucial part of this industry. If one system malfunctions, you'll be out of the water. Moving forward, save religiously, build your credit, and limit unnecessary debt. In no time you'll be ready to tackle your first deal. Hope this helps!
