Advice for finding your first deal!

Hi all! My partners and I have put in time for the research and building our foundations including an investor pitch deck. We are ready to find our first deal. We just connected with a realtor from this community; excited about the potential! Any other advice or strategies for finding your first off-market deal? Also, does anyone know of any great meet ups in the LA market? Thanks!
