I pay them well for this service, but I need it more than the luxury homeowner  with the fat untapped credit card balance down the street whose furnace also conked out on the same day.You need people who will be there for you instead of people who want you to slot you in when it's best for them.

Our focus for the next few months to a year is to find a property locally, in the town we live in, which we want to turn into a short term rental for outdoor enthusiasts (we live close to a popular ski destination and there's a lot of mountain biking/hiking/camping activity during the summer time) and it so happens that this area is underserved for lodging options!

For example a downtown area with a large financial services presence would have luxury high rise apartments and high income residents whereas uptown an area with a large industrial base would have low to moderate income residents and lower quality, lower priced housing.

I wouldn't recommend long term rentals unless you're doing luxury multi-family properties catered to northerners because the average floridian can't afford a $2,500 rent but you can generate that via short term rentals.

I've seen new construction on the Central Coast in California and flips here in LA County at pricepoints well over $500k with "luxury vinyl" in common areas including the kitchen.

We also don't have any land so anything you buy will (in the long term) never be discounted by new construction a few miles away (almost only new construction here are luxury condo high rises).

However, even if my long-term rental in the basement follows all these rules, supposedly I can still get flagged if a neighbor/the tenant/whoever lodges a complaint and then I cannot demonstrate that the tenant is simply my roommate who is allowed access to the rest of the house.
