Right now I am looking to get one flip under my belt this year, with me and my sons doing a lot of the work. 

Typically they like to see 4 deals under your belt. 12 month term12% interest with 1% each month10% down, rehab costs covered as draws (My rehab was small at 6-7k)Points: Typically 3-4 depending on how many you have done.

I am new to real estate investing (meaning I currently have no deals under my belt) and I feel like I'm finally ready to get my feet wet.

no- Find a good agent who works regularly with investors or even better- one who is an investor- consider the license again after you have ten transactions under your belt

So I have a Deal under Contract and need some advice of where I can find funding for it since my business partner and I haven't got a flip under our belt yet so hard money is kinda off the table. 

@Whitney WhitfieldHave you looked/asked your friends/family/other for capital and then you can get one or two flips under your belt to show you know the ropes.

Long term I could absolutely see us getting into larger multi-family, but want to get a few small deals under our belts first.

They extracted and pulled carpet up and extracted what was in the padding, then placed blowers under carpet.

As a 12 year veteran of the "flip" my partner and I have seen our fair share of interesting and fun deals now. 25 under our belt to date and never a dull moment. 

Hi @Mohamad Khan I don´t think that they will be able to help you, they live across the street and use a huge snow blower so they are mainly doing job around the block.
