For this reason I've decided to keep land-grabbing 4-8 unit buildings at steep discounts whenever I could find them- small money compared to big buildings, but I can usually grab one building a month at a 30-40cap (out of state, C class) from someone who just doesn't realize what their property is worth because nobody has approached the seller about their property in 30 years.

I would say do that deal get some experience being a landlord and owing a building then keep it rolling and grab another .. post the deal I like seeing the number and if you have any questions feel free to ask .

It was a pure profit grab on their part.It's a very risky approach for them to take, because it could put the borrower into a position to not be able to pay their contractors for work that has been done.
